From a Water Spot to a Whole New Roof: How Mr & Mrs K Transformed Their Keilor Home
It Started with a Water Stain
Mr & Mrs K live in a classic suburban home in Keilor. Like many older properties in the area, their tiled roof had weathered decades of sun, wind and rain. They hadn’t faced major issues before, until they noticed water stains slowly appearing in multiple areas of their home.
There was no dripping. No mould. Just a growing patch of discolouration. They knew it could be a sign of something more serious. They got in touch with us to arrange an inspection for roof repairs, and it’s a good thing they did.


The Roof Inspection: What We Found
Once on-site, we carried out a thorough inspection. The water stain in the bathroom wasn’t an isolated issue; it was the first visible sign that the roof was no longer functioning as it should.
The original tiles were faded and visibly worn, some with chipped edges, while others had deteriorated coatings. In several areas, the protective surface had broken down almost completely. Replacing the Tiled Roof with a New Metal Roof
Safety First
Before work began, we prioritised safety. This included the full supply and installation of required safety equipment, including front scaffolding. All work was carried out following standard safety procedures to protect both the crew and the property.
Removing the Old Roof
We began by removing all the existing roof tiles. These were securely disposed of off-site, along with any other waste material. Any old, disconnected flues no longer in use were also removed and disposed of safely.
Installing the New Roof System
With the old roof cleared, we installed:
- Insulation upgrade: 50mm blanket insulation (R1.3 rating) for improved thermal efficiency and to provide a sound base under the new roof sheets.
- New clip lock metal roof: High-quality clip lock roofing sheets. This system doesn’t require screws through the sheet face, which reduces the risk of leaks in the future.
- Flashing and waterproofing: New flashings were installed throughout, including around existing skylights. Dektite covers were added to all penetrations, and back trays were installed to provide extra protection at any potential leak points.
This system is ideal for long-term performance, low maintenance and strong water-tightness – and ideal for Melbourne’s unpredictable weather. The transformation wasn’t just functional; it was visually striking. The finished roof, shown in photos taken after installation, features modern clip lock sheeting, precise flashings, and neatly integrated skylight detailing. The result is a cleaner, more watertight roof that looks just as solid as it performs.
Gutter Works and Timber Repairs
While the roof was the main concern, we also addressed several connected elements to ensure the entire system functioned properly.
- New gutters: We installed brand new gutters to the right-hand side of the home, finished in Classic Cream to match the home’s aesthetic. This upgrade forms part of our gutter replacement in Melbourne service.
- Downpipes: Six new downpipes were fitted for improved drainage and reduced risk of future blockages.
- Timber fascia repairs: Timber repairs and putty were applied to the gable fascias where deterioration had occurred. Once complete, the areas were touched up using client-supplied paint to restore the finish.
These steps not only addressed current issues but also helped protect the surrounding structure from future damage.
Final Inspection and Finishing Touches
Once all major works were completed, we carried out the final stage of the project:
- A full site clean-up, leaving the property in immaculate condition – as clean as, if not cleaner than, we found it.
- Conducted a final inspection with Mr & Mrs K to review the finished work and ensure they were happy with every detail.
- Completed a complimentary CCTV inspection of the stormwater drains to ensure water from the new roof and guttering system was flowing freely and not backing up.

Warranty and Peace of Mind
The new roof is covered by a 12-year workmanship warranty, giving them long-term confidence in the work that was carried out. All materials and processes meet Australian standards, and the job was delivered exactly as scoped – with no shortcuts or skipped details.
The chosen roof colour was Monument, with Classic Cream gutters and timber facias, though the roof colour may be changed to Woodland Grey based on final confirmation.
